FERRIS-JOB-MODEL
The grounded picture this job runs on. Every content decision downstream gets checked against THIS page, never against sibling documents. Tags: VERBATIM her words, PARAPHRASE via receptionist/notes, INFERRED nobody said it, UNRESOLVED decision never made. Anything wrong here poisons everything - correct it and the build re-derives. Back to dev surface
Anna - what she wants (sourced, ranked)
- PARAPHRASEHer quote. Now. Called 2026-08-21: "calling for a follow up on her quote" (Abby's note). Context that makes this sharp: the Calendly event she booked promised a free no-obligation quote on the spot. Inspection was 8/04. Nothing has ever been sent - not once, verified across sent mail. Twenty days of silence against an on-the-spot promise IS the job's most salient fact.
- PARAPHRASEA metal roof from suppliers her family can vet. On her FIRST call (7/24) she named AEP Span and Taylor Metal Roofing. Her brother Christopher is the technical evaluator. Supplier identity and spec accuracy are not details on this job - they are the trust surface. (Current engine basis is an ASC panel line - whether that matches what she was told on site is UNRESOLVED.)
- PARAPHRASEInspection first, project after, if it checks out. Her stated sequence from the first call. She has done her part; the ball has been on our side since 8/04.
- PARAPHRASEForever home done right for the family. Joanne is the resident; Christopher evaluates; Anna coordinates. Three-person decision unit, phone-first, prepared, considerate.
- INFERREDQuality-first posture (nobody recorded her saying it - it is read off her behavior: supplier vetting, technical brother, no price pushback anywhere).
There are NO verbatim Anna words anywhere in the record - she has never emailed. Every quote is Abby paraphrase or Calendly form fields. The full sourced timeline: model/ANNA-CONTEXT.md in the repo.
The technical spec chain - where it actually comes from
- The detailed spec package (24ga/22ga, 90-degree mechanical seam, above-sheathing insulation, matching gutters, cabins + counterflashing alternates, visualizers) traces to MITCH's 8/05 working session - it is his professional design for her situation, PARAPHRASE-MITCH, not anything Anna requested line by line.
- That means: the proposal's job is to make HIS design legible and checkable by HER family - Christopher can vet suppliers and specs, Anna can see the money clearly, Joanne can see what living through it looks like. That is who each page is actually for.
- The insulation: rigid foam board, UNVENTED - an optional upgrade as of 2026-08-24 (Mitch). The "vented nail-base" phrase that ran through the pricing chain was document drift; no product was ever selected (UNRESOLVED: actual product/brand/thickness selection).
Arena - the physical truth (14 resolved / 16 unresolved input clusters)
What is known
- Existing main roof: corroded metal, photo-evidenced and now attributable (identity closed via county GIS 8/24). Main 1,472 sqft (Roofr); detached groups 226/217/34 sqft (QuickMeasure).
- Proposed stack, deck up: ice and water shield / membrane, slip sheet, standing seam 24ga or 22ga with 90-degree mechanical seam, custom trim, S-5 snow retention. Rigid foam board (unvented, above sheathing) rides ON TOP of the deck only when the upgrade is selected. Per-layer decision provenance: model/ASSEMBLY-TRUTH.md.
- How "vented" happened - the full chain, on the record: 8/05 Mitch's instruction was "above-sheathing rigid foam", full stop. Research docs presented vented vs unvented as two candidate paths and marked the choice BLOCKED. On 8/07, material-spec.md wrote "vented nail-base (Hunter Cool-Vent class)" as basis of design - an unowned line, no rationale, no product, no quote - and it propagated verbatim through the pricing engine and four proposal versions. Three review rounds verified arithmetic against the spec; nobody re-checked the spec. The 8/09 independent QA caught it structurally ("priced assembly with no accepted design"); Mitch corrected it 8/24. The lesson is now Principle 0 in the proposal skill.
The three unresolved inputs that matter most
- UNRESOLVEDCeiling structure + existing ventilation (attic vs cathedral, soffit/ridge). Zero evidence on file - the only two attic photos GPS-resolve to NEIGHBORING parcels and are excluded. This decides what the unvented foam upgrade must satisfy (IRC R806.5: R-20 in CZ5 + air sealing) and what the no-foam base assembly needs. Needs a site look; the 66-photo set may partially answer.
- UNRESOLVEDFoam product + real quote - never selected; $4.00/sqft is the largest proxy dollar ($6,300 main). Mitch picks product/thickness; a distributor quote swaps in without moving her price.
- UNRESOLVEDWhich building is which - "guest cabins" was never provider-issued; the 226/217 mapping is unmapped and the 34 sqft exclusion was an agent assumption never decided. Drives the $29,200/$32,500 alternate.
Build-critical ripple: foam leaving base scope is not one row - slip sheet, 1.5x custom-depth trim, heavy fasteners, and +4 man-days were all priced AS foam-dependent and must re-derive for the no-foam base. The seed rebuild has this instruction.
Locked facts the pipeline dropped (recovered from the 8/07 client-arena doc)
- Contact: annaferris@gmail.com (typed by Anna in her Calendly booking); 509-863-4443 (Abby call logs). 17-acre parcel off a private lane.
- Color directions were recorded 8/07: AEP Cool Matte Black, Cool Dark Bronze, Cool Slate Gray, Cool Weathered Copper - and 4 AEP renders are committed in the repo. The later pipeline dropped both; "missing visualizers" is really "lost visualizers." They come back per-option, same angle.
- The five questions the family will ask (their shape of scrutiny, recorded 8/07): where exactly the 24ga-to-22ga money goes; which insulation product/thickness and does the assembly meet code (R-20 above-deck vs R-38 ceiling path); are the cabins the same system and what do they add; do the gutters truly match the roof coil or are they generic; when can it be built and how is payment structured. Every proposal page gets checked against these five.
Salience rules - what kills this job vs what stings (provisional)
Catastrophic - any one of these and the proposal is dead on arrival
- A spec Christopher can catch: wrong product physics (the vented/unvented class), invented ratings, a supplier claim that does not match what was said on site. He is the vet; one caught fabrication ends trust in all of it.
- Numbers that do not reconcile - any option total that is not a pure sum of its visible rows.
- Anything reaching Anna without Mitch's release, or with the wrong identity (name/address/signer).
- More silence. The broken on-the-spot promise compounds daily; speed-to-staged-proposal outranks polish on non-load-bearing elements.
Stings but survivable - fix before send, do not block staging
- Voice register drift, layout nits, missing nice-to-have photos.
- Proxy-cost basis (flagged honestly on internal surfaces; her price does not move when real quotes land).
Mitch-only unknowns riding as flags (10 total in model/ANNA-CONTEXT.md; the sharp ones)
- Was the 8/21 call returned? Was any price or date spoken on site 8/04?
- Who signs - Anna personally or for FERRIS LAKE HOME LLP?
- Which panel manufacturer was discussed with her - AEP Span, Taylor, ASC?
